I was past due a few months but I had been approved to recieve assistance. The dha paid 1778.00 june 28 for july rent. I signed a pay agreement because I knew I would be getting dha payment and the other payment. The agreement was for atound 3800.00 With thev1778.00 from housing and the 1600.00 from another place I should have only owed 470.00. Well the company did not apply section 8 portion to the rent the applied it twords past due utilities this left me with an outstanding rent balance. The june 25th payment of 1778.00 was for the july rent of 2220.00 should have left a balance of 422.00 The other check 1600.00 that was supposed to cover the 10004.00 I had a demand for on july 10th the landlord was full aware that I had applied for assistance he still gave a 10 day demand the 1600.00 was payed on july 21 so instead of paying my rent they did some other crap making sure I would be evicted for failure to pay even though the funds sent were meant to pay. They also keep charging late fees because denver housing payment does not post until 3rd. I sent the signed memorandum as well. I asked several times for help making the original repay plan link work I never got help I picked 163.00 for 12 months instead they said they were not offering pay plans any more and they changed my lease making my rent 2800.00 even though part of the 3800 owed was the 1778.00 thst dha had not paid yet . It’s 2023. They did me the same way. I was informed by na attorney that once they sign the document with THDA and the document that the payment is to go to them, they legally can not pursue eviction however, they did . they have access to the THDA portal, and they knew that i was approved and that funds were going to be disbursed. they still pursued eviction. when i arrived to court , the attorney had no idea that that THDA was involved. He asked me was i approved. i replied yes and that AMerican Homes knew this. American Homes knew this and had already signed the documents with THDA. They just hadn’t received the funds however; on the court date the funds had actually already been disbursed to them. THDA has requested a detailed landlord ledger because what AMerican Homes submitted and what my edger says does not match. . it appears that they are trying to get legal fees from me when they agreed with THDA that THDA will pay all legal fees, late fees and past due and a couple of months futur rents but the rent amounts that they submitted are lower than what AMerican Homes sent to them as what they are actually charging me which is way higher than what they submitted to THDA. I’ve asked the property manager for this information three times. now the office of general counsel is getting involved to request this information.

Yes! It’s absolutely ridiculous. We have paid the highest amount in utilities then we’ve paid in the past 10 years to any company. They say they’re charging based on what we use compared to what the community uses. It makes no sense at all. Yes they were charging astronomical amounts and refused to give me a valid utility bill. I called TX Public Utilities Commission, and they stated the ledger notice was not sufficient as a valid bill. My first court eviction was rendered in my favor since I had cashiers’ checks proving I submitted lease payments, even though they sent them back 3 times in the same month. AH4Rent then waited until that judge was out and filed again. I was evicted because I paid on the 3 or 5th of the month. Also, they judge stated i could keep the cashiers checs for 2 months since AH4R only requested the house back. They kept my deposit by applying the utilities and incidentals. I asked what they were for, but they never responded. Then they asked for the past checks they sent back to be given to them, and also for the remaining 3 month on the lease. The house is still vacant since September 6, 2022. They posted it on Zillow, but stated the resident may be required to pay taxes. Therefore, no one has leased the house. They removed that statement after the 3 months was up. Yes we have ample documentation to file a class-action lawsuit, but getting an attorney to take the case is where I am having problems. Legalshield did send a letter, but it had no merits because she felt I did not have a case. Where do we go from here?
We like many others who have complained with the BBB have signed leases for a 2 year lease and are being charged month to month which is an exorbitant amount. They sent me a letter stating that they are increasing my rent by $360 and I will be on a month to month basis and do not have to sign a new lease agreement. I have lived in one of their homes for 2.5 years now and it has been quite the nightmare. I don’t know how this company gets away with its shady and deceptive tactics. A few months ago, I got covid (yes I’m vaccinated) I contacted the Property Manager who worked with me as I waited to get paid short term disability from work. In the meantime, I applied for emergency rental assistance. While the assistance application was pending, I called the office to give an update and was told the “New” Property Manager was no longer with company.
Of course I thought that my file was documented with my status. But sadly not. The replacement Property Manager-Tamika apparently thought I was playing a game or stall tactic—until I emailed a verification letter that I applied. It was two months now, and I received a 10 day notice on my front door despite my pending federal assistance application being unprocessed.
I have never been evicted before in my life and was stunned. AH4Rent was so quick to evict, a court date was set 5 days before I got the outcome. My ERA application was denied for a county error. My address was being handled at a different location. (The process is to apply online) since you provide your address. Tamika did not care that I was sick with covid for weeks, did not care that I was a single mother, did not care I was facing housing instability. In fact, she added some unexpected charges! She refused to accept any monthly payment, increased my monthly rent amount, and would not let me renew the lease when the application was pending.
Tamika retroactively added 3 months of renters insurance, late fees, utilities, etc. all to make it impossible to pay such a large amount even with assistance.
I went to court-signed an agreement to move out within 7 days in exchange for no eviction filing if conditions were met. It would ruin my rental history, job, and reputation. I’m happy to be a witness against this company any day. They do not care about tenants, and use unethical tactics out of greed. Please do something!

The worse company ever. I would have never rented from them without pressure from my husband. The house was shoddily put together after the last tenants moved out. I live in Clarksville TN in a home that AH4R manages. The HOA has sent violation notices to AH4R. They’ve sent a maintenance quote request to a.vendor who reached out to me regarding the trees that are on the other side of the fence on one side of my yard and one on my side of the fence in my yard. I was told that many times AH4R will push the quote out as long as they can or just plain say no to fixing the issue. I was told my house is owned by a private party. It took 5 years to get my HVAC replaced that should have been replaced before we moved in. Fence boards are all rotten. I pay pet rent and moved into a house.with a fence. When they send someone out to fix it, they fix one board. When I signed the new lease, I was told there would be no fees because a glitch happened on their end, and guess what, the next month, there were fees. They lie, and do not keep the property up as they should. I am tired of it and would love to sue them.
